How Has Coronavirus Affected the Charleston Real Estate Market? 

Market Update

Amazingly, our real estate market here in Charleston is faring extremely well. Real Estate was announced as an essential business on March 26, so our industry continued to work to serve the housing needs of the community. But we were of course prepared to see a drop off in activity after the stay-at-home ordinance. Our activity numbers were about 25-30% under for the first few weeks but things began improving shortly thereafter. Two weeks ago, we were about 10% off. This past week's numbers are the same as this time last year, and last year was a record year. This past week we had over 400 residential properties go under contract with no sign of increased forclosure or short sale activity. Prices are also right where they have been. It's pretty incredible. Spread the word!  

One thing that has changed is that we can't share any exciting spring events with you. However, many parks in Charleston are now opening and we are all looking forward to getting out and enjoying this amazing weather (at a safe distance).

Another highlight is that many of our beaches are beginning to reopen. Details below!   

Isle of Palms

The Isle of Palms will have restricted access and checkpoints to the island from Friday until May 12th. They will be enforced from 8 am until 5 pm. Those who live on the island will still be able to use the beach for exercise.

Folly Beach

Folly Beach will have restricted access until at least May 6th. Council will meet next Wednesday to vote on what they will do next.

Edisto Beach

The Town of Edisto announced their state park will reopen on Friday, 5/1 but beach access will still not be allowed.

Georgetown County

Georgetown County announced on Twitter they would be reopening beach access Friday. Social distancing rules are still being enforced.

Hilton Head Island

Hilton Head Island will open some of their beaches to only island residents starting Friday, 5/1.
